Stage One:Gathering Information

This stage includes:

  • Your initial inquiries
  • Reviewing available models
  • Building standards
  • Typical upgrade pricing
  • Lot premiums

We work together to narrow down the type of home you’d like to build and identify the ideal lot.

Stage Two:Design & Pricing

This is the first major step toward building your home!

A $5,000 deposit is collected (fully credited toward the final purchase price), refundable minus design fees in the case that the build does not proceed.

During this stage, you’ll work with our in-house designer, Meaghan, along with Jaime, to develop
your vision. This may include floor plan and
elevation changes, as well as structural upgrades. These concepts are then translated into updated
drawings by our architect.

We’ll also begin mapping out timelines and mutually identify a potential closing date. Structural upgrades associated with permit drawings including layout and elevation changes are quoted at this stage.

*Please note that many upgrades such as cabinetry, material selections, rough-ins, electrical/ lighting layout, custom features, will ALL be done during the design choices stage, after the purchase paperwork has been completed.

Stage Three:Completing Purchase Paperwork

In this stage, now that we are happy with the home layout, design, and base pricing. It’s time to get this deal on paper!

It’s standard that ALL our offers have a five business day lawyer review period for both you as the Purchaser, and Magnus Homes as the Vendor. This includes a five business day financing condition to satisfy any requirements from your lender, fulfilled solely by the purchaser.

After the conditions have been fulfilled, the 10% deposit is required in full, or installments, as previously agreed upon. The full 10% must be received to commence construction. It’s typical that all communication will now take place between the Purchaser and Magnus Homes directly, as there’s lots of design selections and/or upgrades to do!

Stage Four:Design Selections

This is where your home truly comes to life!
Selections are broken into manageable stages to keep the process enjoyable and avoid decision fatigue.

You’ll work closely with Meaghan to finalize:

  • Exterior finishes (brick, siding, stone, windows, roofing)
  • Layout details (kitchen, bathrooms, lighting, framing features)
  • Interior finishes (cabinetry, countertops, flooring, paint, etc.)

Stage Four:Design Selections

Continued

Selections or customizations outside of Magnus Homes’ standard options will be quoted by suppliers and trades and presented through a Change Order form.

Work will proceed once the purchaser approves and signs, and the summary of changes will be reflected at closing. Significant upgrades may require an additional deposit.

During construction, there may also be opportunities to visit the home with a Magnus Homes representative, such as an electrical walk-through to confirm rough-in locations and a post-drywall walk-through to confirm measurements for furniture or window coverings.

Stage Five:Pre-Delivery Inspection & Closing

This is it!The home is almost move-in ready.

We will arrange a final walkthrough typically two weeks prior to closing, called a ‘Pre-Delivery Inspection’ with the Magnus Team
as per Tarion Guidelines.

This is your opportunity to verify the home has been completed to the agreed upon specifications, as well as receive an introduction to the home’s mechanical and operating systems.
If there are any missing / incomplete items, they will be touched up before closing.

Stage Six:Warrenty Period

After you move in Tarion provides structured timelines:

30-days | 6-months | 1-year +

To submit any items requiring attention. Magnus will coordinate all warranty-related service with our trades to ensure everything is addressed properly.
